The $35 Million Beach House: An Exclusive Look At The Most Expensive Condo In Sunny Isles

This article is more than 7 years old.

Regalia, a luxury oceanfront condominium sky rise in Miami, will soon list its crown jewel. Set to tout a record price tag of $35 million, the Beach House rests on the billionaire strip of Sunny Isles Beach—right next to the Golden Beach estates—and is currently the most expensive condo in Sunny Isles and among the top-five highest-priced in Miami. Listed by ONE Sotheby’s International Realty, the unit has never before been listed.

“The Beach House was held off the market until now, because the billionaire buyer seeks a turn-key purchase of this magnitude,” said Kevin Venger of Regalia Beach Developers. “They want to move in and immediately enjoy not only the full experience of the residence, but also the white-glove services and amenities of the building of this caliber.”

The 17,015-square-foot spread—slated to be completed this summer—encompasses the third and fourth stories of the Regalia. The opulent haven incorporates interior and exterior design in organic harmony with the oceanfront environment, deriving inspiration from the surrounding tropical wind and waves.

The residence includes six bedrooms (two of which are master), six full baths, two half baths, and even a pool bath. The great room showcases a double-height ceiling and a floating cantilevered grand staircase that leads to an art gallery mezzanine and a wrap-around terrace.

The third floor offers a 360-degree balcony, while the residence's fourth floor circles 270 degrees around, but both levels open up to picturesque panoramas of the great Atlantic, Golden Beach, Miami Beach, and as far away as Fort Lauderdale. The Beach House's terrace integrates glass-paneled pools that feel like extensions of the sea. An outdoor kitchen, fire pit, and patio allow residents to cook, eat, and relax among a backdrop of bliss.

While the exterior seeks harmony with nature, the interior—conceptualized by designer Charles Allem, founder of CAD International—designed offers a contemporary ambiance. The abode is finely furnished throughout: A sophisticated 2,000-square-foot game lounge flaunts a designer billiards table and a theater with an 85-inch surround-sound TV. Other notable spaces include an extravagant 600-bottle wine cellar and a Champagne bar.

Ultimately, the key to what makes the Beach House the pinnacle of high-end living is its custom elements. It features a full spa bespoke with massage beds, his and her bathroom treatments, and a Jacuzzi tub with hydrotherapy and air-treatment jets. Designer lighting adapts to residents’ needs with programmable controls and shades, and the rest of the complex can be adjusted for temperature, music, and audio-visual entertainment.

The interior decoration of the Beach House pays exquisite attention to detail—from hand-stitched leather wall panels to quartz countertops, bronze cabinet bars, and limestone flooring. The richest, most exclusive materials are sourced from around the globe to compose a symphony of color and texture – from stones like onyx, intricate fabrics for upholstery, and fine woods for floors—a fusion of nature’s materials to engage the tactile senses.

“The Beach House is really attractive for everyone, from the family wanting the home-like feel of an oceanfront house, without having the maintenance, to an individual who desires beachfront living, without sacrificing the distinct perks of a penthouse,” Venger said.

Already 90% sold (with prices of remaining units starting at $10 million), Regalia services residents with 24-7 personalized hospitality, even with separate staff quarters in each unit. In addition, the tower houses a children’s playhouse, and a state-of-the-art fitness center and yoga studio.
